The existing building at 5 Capri Road will remain on site as it exists today. No residential units will be removed or changed as a result of the proposal. Capri Towers will be enhanced with new indoor and outdoor amenities.
The proposal entails the comprehensive infill development of the vacant area of the subject site with three new residential buildings connected via a shared podium, a new public road, a new public park, a new daycare, new retail space, and new amenity spaces. The development proposal also includes improvements to the amenities of the existing 5 Capri Towers.
Infill development refers to the development of vacant land within previously built areas. These areas are already served by public infrastructure and are ideal sites to add additional housing options for neighbourhoods.
Currently, the building has a small party room on the ground floor and a small play structure on the southern part of the surface parking lot. The proposal will include adding new additional indoor amenity space to the building as well as new and improved outdoor amenity spaces.
An application was submitted for a Zoning By-law Amendment and Draft Plan of Subdivision to the City of Toronto on March 8, 2021, followed by resubmissions of the application on November 10, 2022, and August 25, 2023. A Site Plan Control Approval application will also be required for this proposal before we can obtain the required approval from the City that would permit any construction to begin. The development application review process takes time. On March 10, 2021 applications were submitted for a Zoning By-law Amendment and Draft Plan of Subdivision, followed by application resubmissions on November 10, 2022, on August 25, 2023. The initial submission began the formal review process with the City of Toronto. This process typically takes anywhere from 18-24 months before we could receive an approval of the Zoning By-law Amendment and Draft Plan of Subdivision. From there, construction would likely begin 6-12 months after, taking approximately 2-3 years. These timelines can and will change; they are a best estimate given our current stage in the process.
